Listing/Initial Consultation

We begin with an initial consultation to discuss the details of your listing, review your property and compare homes for sales in your neighborhood.  We then complete a questionnaire which outlines such areas as your personal and financial goals, target sales timing, staging preparation, marketing strategies and much more.  Together we outline a plan of action, define your expectations and set a timetable for next steps.

Preparing Your Home for Presentation to Brokers and Buyers

Helping you show your home in its most attractive light -inside and out - is our next step. We evaluate its curb appeal and offer suggestions for possible improvements, review interiors for necessary repairs and cleaning, consider the potential of making specific changes or upgrades for a higher sale price, and provide consultation on staging for maximum sales impact.

We begin our preparation for marketing your property as soon as possible. As an example, the chart below shows information to help determine the highest price for a home that will also sell in the least amount of time. The chart shows 2nd and 3rd quartile* (median  prices divided by 4)  bands in "Real Time."  (Black) is the 2nd quartile Median Price for San Francisco zip 94118 (Pacific  Heights). (Green) is in the 3rd quartile.  Compare actual Days on Market: 3rd quartile (Blue) to 2nd quartile (Orange).  Such accurate "real time" data helps set a price to meet your expected results. Other special home amenities such as a swimming pool, fireplace, decks, etc., will be weighted and factored in.

How does the Bank Appraiser determine the market value of my home?
The Bank appraiser reviews the following key criteria to determine an appraised value of your home:
  • The distance from your property to recent comparable properties sold
  • The number of months the various sold properties were on the market
  • All comparable active listings
  • How many of the comparable listings are within 20% of the size of your property
  • Adjustments made are based on no more than 10% for each line item feature of each comparable property
  • Any adjustments relative to local economic impacts such as multiple short sales* in the area
  • Keep in mind that your property must appraise for at least 80% of the price you list it at or many buyers may not be able to get a loan.

How do I go about selecting the best Real Estate agent for me?

How do I get listed in the Luxury home markets nationwide? 
We enter every listing on nationwide internet sites as well as The Wall Street Journal, both print and online.  We can also discuss a wide range of additional listing options, which may be appropriate for your property.

How do I get my home listed in International Markets worldwide? 
In the current housing market, more buyers are coming from overseas now than ever.  To take advantage of potential buyer interest outside the United States, we provide international advertising as a must service for all luxury homes we list.

How do you determine the listing price of my home when using metric analysis? 
First, we look at a number of personal factors, such as your motivation for selling, your financial goals and ideal timing, and have you complete a questionnaire, which we then analyze and discuss with you to determine next steps. We then prepare a "Probability Scale" chart which outlines the likelihood of a sale at various prices and corresponding time frames. This analysis can pinpoint a range of probability at each price you choose.  These facts will help you decide and predict your desired result.

Will it increase the value of my home to upgrade to green technology and materials before placing it on the market? 
For some buyers, green technology and/or construction and design materials are a key attraction in any home they consider for purchase.  However, many buyers are not looking for a green home exclusively.  If your home needs upgrades or specific repairs before it is ready to be placed on the market, it could add value to choose green products and materials when making any changes. How can I sell my home at the highest price in the least amount of time?

How much do I pay in closing costs?
We can estimate the closing costs for you. The escrow officer will give you an official amount later in escrow.

All the paperwork is time consuming. Is there a paperless technology alternative?
Yes, at Piercesmith.com Real Estate we offer completely paperless transactions that are fully compliant, totally secure and take just minutes from sending to receipt. To do this, we utilize our proprietary PRE-TEC© analysis and processing tool which includes all tipping point technology used in our real estate practice. 

Here's how we handle paperwork:
  • At the time of any signing, in advance, you receive a study binder containing exactly what you will be signing.
  • Prior to signing, we schedule a Q&A meeting and complete the actual signing directly onto a computer screen. This takes about 15 minutes.
  • Almost instantly you receive an email or fax (whichever is preferred, or both) of what you signed, as does each buyer, seller, broker and escrow officer involved.
  • Additionally, we provide a 3-5 year permanent backup of all documents.

If you wish, you may choose to "opt-out" of a paperless transaction.
